Sleeping 10
The house comfortably sleeps 10 guests in the 4 unique bedrooms.
The first has a king-size bed with en-suite and private French doors accessing your own private to a balcony overlooking the lakes.
The second is a king size bedroom with an en-suite bathroom.
The third bedroom has 3 single beds.
The 4th bedroom has a king-size bed with an additional single bed on one side of the room and access to the private rear garden.

Open Plan Living
Inside there are 2 living areas, one on the ground floor and the other on the grand mezzanine. The main living area downstairs is open-plan with a fitted modern kitchen.
On the opposite side of the room you will find comfortable leather sofas and a coffee table, a large smart tv, and contemporary log burner.
This is a lovely area for socialising, enjoying a drink or 2 and picking a film from our extensive DVD library to watch. The impressive 72″ screen is perfect for a movie night or can sync to your phone and project photos & videos for the extra personal touch.

Kitchen & Dining Area
The main living area downstairs is open-plan with a fitted glossy kitchen, American fridge freezer, wine cooler, a cooker, induction hob, microwave and dishwasher.
There is a well stocked kitchen with pots, pans, crockery , cutlery, an assortment of glassware and kitchen gadgets for a group of 12 .

Outside
The relaxing 6 seater hot tub is set in the private, enclosed rear garden, which has a grassed and patio area and plenty of comfortable seating for everyone to enjoy.
In the summer we offer a bbq package where we make up a brand new bbq for you, provide utensils and charcoal, all ready for you to use for some alfresco dining (additional prices apply).
Enjoy a wander in the nearby, West Bilney Woods or perhaps you’d like to try some water-sports at the on-site Premier Waterski Club or have a drink at the Lakeside Bar.

Around and About
If it’s a night out you’re interested in, the nearby town of Kings Lynn offers many cosmopolitan bars, restaurants and nightclubs. Slightly further away you have the lovely coastal villages and beaches to explore and enjoy.
There are also many options locally that we can recommend to enjoy a milestone celebration or hen do, including spa days, mouth watering professional catering, afternoon teas and and lots more.
